Booking.com Listing Sync (Private Beta)

Our Channel Management feature is extremely powerful and can greatly simplify your channel advertising. Learn how it works by reading our Channel Management Overview article.  The most powerful part of our Channel Management is the API Integrations we have with certain channel partners.

As of January 29, 2025, OwnerRez has released a Listing Sync connection with Booking.com (BDC) as a private beta. To participate in this BDC private beta, your property sync must be set to "everything."

OwnerRez recommends that users with new Booking.com connections review both the Booking.com Property Verification and Payments and Booking.com Messaging support articles.

 Booking.com allows either individual room listings or whole-house bookings, but not both for the same property.

What is synchronized?

Our integration pushes all your property listing content to Booking.com (BDC). BDC sends guest booking data and payment information directly into OwnerRez.

Users can also view their Property page score from BDC by navigating to their Booking.com channel (Settings > Channels > API Integrations > their Booking.com channel > Properties tab > right-side Actions dropdown list > Check Status.

Setup

When you begin this Booking.com (BDC) connection, you'll want to be logged into your BDC account in another tab or browser window

You can connect OwnerRez to the Booking.com (BDC) Listing Sync directly by navigating to Settings > Channels > API Integrations > + Create a Channel > Connect Booking.com.Connect OwnerRez to the Booking.com (BDC) API directly, by navigating to Settings > Channels > API Integrations > + Create a Channel > Connect Booking.com.

In the Credit Card Payments section, you'll configure your BDC payment mode, Security Deposit, Credit Card failures, and Pending Bookings.In the Credit Card Payments section, you'll configure your BDC payment mode, Security Deposit, Credit Card failures, and Pending Bookings.

Next, you'll determine the Booking Window & Duration, Rate Adjustment if any, and click Save.Determine the Booking Window & Duration, Rate Adjustment if any, and click Save.

Sign into your BDC account and click Next. If you are not already logged in, you may have to complete the verification process.Sign into your BDC account.

Cancellation Policies

Your BDC host payments are closely tied to settings you configure in your BDC cancellation policy and prepayment preferences, as scheduled payments occur on the last day before cancellation. OwnerRez recommends that you verify your BDC cancellation policy and prepayment preferences directly by logging into your Booking.com extranet > Property > Policies.OwnerRez recommends that you verify your BDC cancellation policy and prepayment preferences directly by logging into your Booking.com extranet > Property > Policies.

If you want to offer a partially refundable cancellation policy, select Yes in the Cancellation Preference section and determine "How long before arrival can the guest cancel free of charge?"If you want to offer a partially refundable cancellation policy, select Yes in the Cancellation Preference section.

Whether you offer a free cancellation period or not, be sure to select the amount the guest will be charged for cancellation.Be sure to select How much the guest will be charged for cancellation.

Prepayment Preferences

Set your guest Prepayment preference by logging into your Booking.com extranet > Property > Policies > Prepayment preference and selecting No for no guest payment in advance or Yes for guest prepayments collected by Booking.com, to ensure the guest's scheduled payment occurs on the day prior to cancellation.Set your guest Prepayment preference by selecting No for no guest payment in advance or Yes for guest prepayments collected by Booking.com, to ensure the guest's scheduled payment occurs on the day prior to cancellation.

Pre-authorization Preferences

If you authorize Security Deposits, OwnerRez recommends that you also complete the Pre-authorization Preferences by logging into your Booking.com extranet > Property > Policies > Pre-authorization Preferences and selecting Yes for the "Do you ever pre-authorize guests' credit cards before arrival?" Add the currency amount and select "After free cancellation ends."

Change Property Mappings

The next step in your Booking.com integration is to Change your Property Mappings for your Booking.com Properties in OwnerRez.

After your properties are mapped, your BDC connection will be listed on the API Integrations Channels tab.After your properties are mapped, your BDC API connection will be listed on the API Integrations Channels tab.

Change Sync Mode to Everything

After you have completed the Change Property Mappings process, you'll need to verify your Booking.com (BDC) sync mode. Your property sync must be set to "everything" to participate in this BDC private beta.

The required Everything sync mode includes all property content, rates, rules, availability, quotes, and bookings (and anything else that can be synced) that will be synced between BDC and OwnerRez for this property.  

You can verify your BDC sync mode by navigating to your BDC API connection > Properties tab > Change Property Mappings > Change Sync Mode.verify your BDC sync mode by navigating to your BDC API connection > Properties tab > Change Property Mappings > Change Sync Mode.

Then, on the Change Booking.com Sync Mode page, select Everything and Save.On the Change Booking.com Sync Mode page, select Everything and Save.

Payment information

Guest payment information, generally including the last four digits of the guest's credit card, will be sent directly to OwnerRez from Booking.com (BDC) at the time of booking.

As the host, it's imperative that you verify your property on BDC as soon as possible as this can affect how you will receive payment from BDC.

If you are a new BDC host, your property may be set to Pay on Arrival. While your guest's credit card information will be displayed on the individual booking, the guest's scheduled payment won't actually occur until the last day before cancellation.

Lucky new BDC hosts may be able to set their property to Payments by Booking.com, which gives them more payment flexibility.
