Airbnb Discounts

Our Channel Management feature is extremely powerful and can greatly simplify your channel advertising. Learn how it works by reading our Channel Management overview article.  The most powerful part of our Channel Management is the API Integrations we have with certain channel partners like Airbnb.

When configuring discounts, Airbnb allows for discounts that are included within the property’s nightly rate only and are not displayed as a separate line item in your listing. If a discount cannot be categorized into one of the options below, it may not be included in your Airbnb property listing nightly rate.

Keep in mind that, generally, the more complicated your discount, the less likely it will be applied correctly to your Airbnb listing.

This support article outlines how to configure discounts for the Airbnb API integration. It is essential to set up discounts before connecting your property to Airbnb through the API integration.

Restrictions

Airbnb supports its own rule-based discount system. Due to Airbnb's rate engine's limitations, users should be aware that Airbnb does not necessarily interpret the discounts exactly as designed in OwnerRez. We recommend that users view their Airbnb listing to ensure that any discounts configured in OwnerRez are displayed correctly.

  • Conditions
    • The following Conditions are not supported for any Airbnb Discounts.
      • Dates > Arrival Day of the Week
      • Dates > Arrival Day of the Month
      • Dates > Originated on Date
      • Dates > Originated on Day of the Week
      • Dates > Originated on Day of the Month
      • Dates > Originated on Month of the Year
      • Dates > Number of Nights > Less Than
    • The Dates > Number of Nights Condition is only supported for Length of Stay (LOS) discounts, NOT any other discount.
    • The Dates > Arrival Date and Dates > Departure Dates Conditions can be configured to form an applicable range for dates of stay but will not prevent bookings from overlapping the beginning or the end of the time range.
  • Percentages
    • Airbnb only supports integer percentages, so any discount will be rounded down to the closest percent.
    • Airbnb percentage discounts will always be a percent of rent. Percent of the subtotal (i.e. discounting other fees) is NOT supported.
  • Specific Discounts
    • Weekly/monthly Length of Stay (LOS)
      • Weekly/monthly discounts will be displayed in the week/month discount settings on Airbnb if they are exactly 7 or 28 nights and have no date criteria. Otherwise (if they have date criteria or target a different length of time), they will be set as rules on the calendar.
      • Only percentage discounts are supported; flat amounts per night or per stay are NOT allowed.
      • The Dates > Arrival Days from Now Condition is NOT supported.
      • LOS discounts only support Dates > minimum-nights conditions and date-range conditions.
      • Any other LOS discounts will also be sent as rules to Airbnb. 
      • They can't have any other conditions than date and number of nights or they won't apply as rules in Airbnb -- you can't combine length of stay and other sorts of criteria like last minute or early bird.
      • Monthly discounts cannot be less than Weekly discounts.
      • If you only have a Weekly discount but no Monthly discount, and if you have a length cap on the Weekly discount, Airbnb will ignore it—it'll be applied to all bookings longer than a week with no cap.
      • LOS Discounts cannot have a Dates > exactly 7 night discount, it's 7+ nights
    • Last-minute
      • Last-Minute discounts, must be per-stay percentage or per-night, with conditions that allow them to match a night. If they meet those requirements, the discount will be applied as an adjustment to the nightly rate.
      • Last Minute Discounts will always apply regardless of the Dates > Number of Nights Condition. 
    • Early Bird
      • The Dates > Number of Nights Condition must be either a multiple of 28 or 30. Examples: 30, 60, 90, 28, 56, etc.
  • Stacked Discounts

Discount Displays

With the exception of the New Listing 20% Off Discount, Weekly or Monthly discounts, or Strike-through Discounts, most discounts will be included or rolled into the nightly rates and are not displayed as a separate line item in Airbnb listings. Airbnb fully supports Length-of-stay (LOS) discounts; however, it handles and displays them to guests in a confusing manner. 

Airbnb will display length of stay discounts for 7 (weekly) and 28 (monthly) nights in the "Length of stay discounts" section for guests.

For LOS discounts that apply other than 7 or 28 days, Airbnb interprets them as rule sets, and they will only show in the Rule-sets area on the calendar.

Configuration

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

You can create discounts in OwnerRez by navigating to Settings > Pricing > Discounts > + Create Discount. To ensure that your Airbnb discount is applied correctly for quest quotes, be sure to select your discount to be Applied > Automatically.

Even though it will create duplicate discounts, we recommend that you configure and save your Airbnb discounts separately to avoid confusion, and always include the Condition of Applicability > Listing Site > is > One Of > Airbnb.

Here are a couple of basic Airbnb discount examples.

  • This example would create a fixed (and taxable) $10 discount per stay.

  • Alternatively, users can create a Percent of Rent or Percent of Subtotal discounts by selecting those.

  • Weekly/monthly discounts will show in the week/month discount settings on Airbnb if they are exactly 7 or 28 nights and have no other date conditions.

Last Minute Discount

  • Early bird discounts will be sent as rules to Airbnb. Learn more by reading Early Bird Discounts on Airbnb. They must have a criteria of "arrival days from now" greater than or equal to, where the number is a multiple of 28 or 30. They may have date conditions but can't have any other conditions than date and "arrival days from now," or they won't apply as rules in Airbnb -- you can't combine length of stay and early bird conditions. 

Early Bird Discount

  • All other types of discounts will be applied directly to and are not displayed as a separate line item in Airbnb listings.

The rules and priorities for Airbnb Discount and Promotions Stacking are complex. Discounts can stack in OwnerRez and other channels, but Airbnb only applies one promotion per date. Check out this Airbnb graphic for more information.

Early Bird Discounts

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

For Early Bird discounts, the Dates > Number of Nights Condition must be either a multiple of 28 or 30. Examples: 30, 60, 90, 28, 56, etc.

Last-Minute Discounts

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

Last Minute Discounts must have the following Conditions.

  • The Dates > Arrival Days from Now Condition of less than 28 or less. They may have date criteria, but can't have any other criteria than date and arrival days from now or they won't apply as rules in Airbnb
  • You cannot combine length of stay and last minute criteria. 
  • The Dates > Number of Nights Condition is NOT supported.
  • Last-Minute discounts, must be per-stay percentage or per-night, with conditions that allow them to match a night. If they meet those requirements, the discount will be applied as an adjustment to the nightly rate.

Weekly/Monthly Rates

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

Generally, Airbnb doesn't support weekly/monthly type rates. Instead, they support length-of-stay discounts with the following limitations.

  • Percent of Rent is supported, NOT per-night or per-stay flat amounts. 
  • The Dates > Arrival Days from Now Condition is NOT supported.
  • LOS discounts only support Dates > minimum-nights conditions and date-range conditions.
  • Any other LOS discounts will also be sent as rules to Airbnb.
  • Weekly/monthly discounts will be displayed in the week/month discount settings on Airbnb if they are exactly 7 or 28 nights and have no date criteria. Otherwise (if they have date criteria or target a different length of time), they will be set as rules on the calendar.
  • They can't have any other conditions than date and number of nights or they won't apply as rules in Airbnb -- you can't combine length of stay and other sorts of criteria like last minute or early bird.

If you do not have weekly or monthly rates, just use LOS discounts and leave it at that, they'll work in Airbnb and in your direct bookings.

If you already have weekly and/or monthly rates and are configuring the Airbnb API, you have two recommended approaches:

  1. Make the length-of-stay discounts only apply to Airbnb, by setting the Listing Site criteria on the discount to "only Airbnb". That way direct bookings will remain using the weekly/monthly rates you have set in your Seasonal Rates, and Airbnb will use the LOS discount.
  2. Use length-of-stay discounts everywhere, and remove all weekly and monthly rates from your Seasonal Rates.

⚡ WARNING:

Make sure you don't have both weekly/monthly rates and LOS discounts applying to direct bookings!  If you do, both discounts will be applied - they will stack, and your direct-booking guests will get a super double discount.  They'll be happy but you, not so much.

Strike-Through Discounts

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

The only way to do this in OwnerRez is by using the discount rule. It must comply with the following restrictions:

  • A percent type discount
  • At least 10% discount
  • No multiplier
  • Use a single booking criteria - that is, one of the following:
    • Number of nights (Length-of-Stay discount)
    • Arrival days from now less than (last minute discount) -- must be less than 30
    • Arrival days from now greater than or equal to (early bird discount) -- must be a multiple of 28 or 30

If you want to have a last-minute special discount that generates the strike-through display in Airbnb, you can do that as well. This has the following restrictions:

  • A percent type discount of 10% or more
  • No multiplier

Last Minute Strike-Through Discount Booking Field Configuration

If you have set up the Airbnb Strike-through discount as described above, but it's still not showing on Airbnb, there might be a couple of reasons at play. Regardless of your OwnerRez Airbnb Strike-through discount settings, Airbnb still does its own calculations to decide whether the Strike-through should or shouldn't be displayed.  Read more about how Airbnb makes that determination at Why some prices are crossed out.

New Listing 20% Off Discount

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

Attracting attention to a new Airbnb listing can be challenging. One way to gain traction is to offer the Airbnb New Listing 20% Off Promotion on your first three bookings. Canceled reservations are considered when assessing eligibility. The New Listing Discount aims to generate traffic to a listing, so canceled reservations count against the total of the first three bookings.

You can configure your eligible Airbnb New Listing 20% off discount directly in OwnerRez by navigating to Settings > API Integrations > your new Airbnb channel > and from the Actions dropdown > select New Listing Discount.

Non-refundable Rate Discount

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

A non-refundable option is a discount that allows Hosts to list their properties at two different price points (standard rate or a lower percentage non-refundable rate).

Users can navigate to their Airbnb API Connection > Change > select the Offer non-refundable discount and enter the percentage non-refundable discount rate.

The Cancellation Policy must be set to Strict 14 or lower for the Offer non-refundable discount to be visible.

Custom Promotion Restrictions

Be sure to review the Airbnb Discount Restrictions section before you attempt to configure any discounts.

Airbnb Custom Promotions are subject to the following requirements.

  • The listing must have at least 3 bookings, as well as at least 1 booking in the past 365 days
  • Only 50% of nights per month can be promoted
  • Dates must be unblocked at the time the promotion was activated
    • Dates also need to have been available for at least 28 days in order to be eligible for promotion
  • Custom promotions lock in pricing, so any price changes for the dates are not updated if there is a custom promotion.
  • Can only be created within 90 days
  • The price to which the promotion is added is the minimum of:
    • The median price from the past 60 days
AND
    • The highest booked price in the past 12 months
  • One night’s price must not be higher than the Host's highest booked price from the last year
  • If the chosen dates are ineligible for the Custom Promotion, the Host will get the error message "Unavailable Price"
  • Promotions and other discounts (Length of Stay, Last Minute) will not apply to weekly/monthly custom prices
  • The listing must not be a hotel
  • Users must not be in Hungary or China
  • This promotion will not be applied if the Host has regular, weekly, or monthly discounts in the listing
  • For the Host's visibility when adding a promotion, if a Host enters the custom promotion creation flow, the calendar will only show them eligible dates up to 90 days.

Note: If a Host doesn’t meet the requirements for a custom promotion, they won’t be able to see the button to add such a promotion, even if they have set it in the past.
