Channel Message Limitations

Using OwnerRez's in-app channel messaging for Airbnb, Booking.com, and Vrbo is easy. You can view channel messages in your OwnerRez inbox or send channel messages manually with individual guests by navigating to the specific booking or inquiry and clicking on Conversation. Attempting to direct your channel guests to book off-platform is a violation of the terms of service for platforms like Airbnb, Vrbo, and Booking.com. Engaging in such activity can lead to penalties, including lower search rankings, fines, or even account suspension.

Channel Messaging on OwnerRez with your Vrbo, Airbnb, and Booking.com guests is subject to redaction (text or information that is removed or hidden) of certain information to ensure that booking transactions remain on the listing channels' platform. This practice helps monitor interactions, enforce safety policies, and prevent direct booking deals that may bypass platform commission and guest fees. 

Be aware that the following information is redacted in channel messages before, and sometimes even after, booking.

  • Competitor information, such as other listing channels or your direct booking website.
  • Google references
  • Social media references
  • Credit card information, including credit card numbers.
  • Bank routing numbers
  • International Bank Account Numbers (IBAN)
  • Phone numbers in any format (e.g., typed out, adding extra spaces, etc.)
  • Other numeric strings
  • Email addresses (often also redacted after booking)
  • Any Domain names, such as your direct booking website.
