All new accounts come with a trial period of 14 days, during which all activity is free. Your first monthly invoice begins to calculate after the trial period is over. Any activity you do during the trial period is free, even if it's a Premium Feature.

However, if you turn on Damage Protection, that coverage must be paid for even during the trial period.

Overview

Our pricing structure is per month, based on property count. Each month, we create an invoice in your account showing the number of properties you have and the corresponding fee.

We also have Premium Features that are not covered by the per-property fee. Premium features are also charged monthly per property based on a different pricing table. Each Premium Feature has its own pricing table.

Pricing Table

The more properties you have, the lower the fee is per property. The minimum fee is $40.00, which covers 1 property. Here is the full pricing table that is used to calculate invoices:

If you have a large number of properties or a special situation, please contact us directly. We have set up flat rates for users who only use certain aspects of the system or are in international VR markets where exchange rates create problems. We're always ready to listen, so contact us with any concerns.

Premium Features Pricing

Each Premium Feature has its own service charge based on your number of properties. As Premium Features are added, a unique pricing table is added for each. As with the regular per-property monthly pricing, if you need to use a Premium Feature but have circumstances that make our pricing awkward, please contact us to chat about it.

Premium Features can be turned on (or off) by visiting your account billing page and clicking "Change Premium Features." After you make your changes, confirm on the follow-up page, or the system will not save the changes.

Digital Signature Pricing

FREE! Yes, really - there is no charge for our Digital Signatures feature, and it's already included and turned on for you by default! The signature, PDF, and storage processes are provided for all users at no cost.

Channel Management Pricing

FREE! Yes, really - our entire best-in-class Channel Manager feature is entirely free and automatically turned on for all users. It includes access to all API channel integrations, our Channel Bridge tool, and all other channel-related functionality.

QuickBooks Online Integration Pricing

How many QuickBooks Online accounts (company files) you connect to does not matter. You can link to multiple QuickBooks Online accounts so that your booking data syncs for multiple companies (or owners), but the above pricing is only figured once on your total number of properties.

It does not matter how many websites you create within the same OwnerRez account or how many WordPress websites you use our plugin with. The above pricing is only figured once on your total number of properties.

In the future, we may limit the number of websites you can set up or calculate pricing against the number of websites in addition to properties. If this pricing changes, we will alert users ahead of time or allow them to remain grandfathered into the current monthly pricing for a time.

SMS Messaging Pricing

A unique phone number will be reserved based on your choice (currently limited to one per account). Each unique phone number includes up to 500 free outgoing message segments. After 500 segments, each outgoing segment costs 1.5¢ per segment.

If you need multiple phone numbers in your account, contact us and let us know. We can turn this on for you upon request.

Door Locks

OwnerRez-powered door lock integrations are available. The monthly per lock charge offsets the fees charged to us by each manufacturer to leverage their API for each "call" made to a lock.

OwnerRez can automatically generate codes for many different types of door locks, including numeric sequence locks and WiFi locks. Direct-to-manufacturer integrations are one option, but there are other third-party lock integration options available if you need other brand connectivity.

Damage Protection

Damage Protection is something we resell through RentalGuardian. Please read about the program in our Damage Protection Overview document.

There is no trial period for Damage Protection because RentalGuardian charges fees to ensure that actual coverage is in place for your bookings after you turn it on. So, to be clear, as soon as you turn Damage Protection on, you will begin to be charged for the covered bookings.

Damage Protection is priced per coverage tier. You can select the coverage tier per property, but all properties and bookings in your account must be covered. You cannot selectively choose not to cover some properties or bookings on a case-by-case basis.

There are two types of Damage Protection coverage - Standard and Enhanced. Read our support article on the difference between Standard and Enhanced Damage Protection to understand the differences.

Below is the price table for Standard and Enhanced coverage. Again, this is applied automatically to every booking (*) you create in the system:

Damage Protection fees are paid monthly, as an "Add On" section in your regular monthly invoice, based on the bookings that have not yet had policies paid for when the invoice is created.

State Sales Tax

Like most other online apps and services, OwnerRez must collect sales tax in certain US states based on where we do business or have an economic nexus. An economic nexus is a connection between a state and a business that allows the state to require the business to register to collect and remit sales tax. This legal requirement has grown over the years and is now becoming a universal standard for US customers. OwnerRez has carefully researched our legal requirements and gone state by state to determine whether sales tax is required and, if so, how much.

  • If your state does not have a sales tax, no worries—your invoice won't include it! However, a sales tax may be added if you move from a state without a sales tax to a state that does.
  • When will my invoices start showing sales tax? We are rolling it out state by state instead of all at once. We have yet to determine an exact ETA for when each specific state will be coming. However, you will receive an email from OwnerRez letting you know that state sales tax will be included in your monthly invoice before it takes effect.
  • How do I avoid this? Unfortunately, you cannot opt out of paying sales taxes if you live in one of the states where OwnerRez is required to collect it. The tax money we collect is remitted to your state and not retained by OwnerRez. Charging sales tax does not help OwnerRez in any way. On the contrary, it has added an accounting and software burden that we wish we could avoid!  But "rules are rules." 
  • How do you know what sales tax to charge me? Sales tax is calculated based on your billing address - the address on file with your credit card under the Billing area. If your billing address is in the United States, the system will check your zip code against sales tax records and add the appropriate amount. It is typically small, similar to what you pay at a local retail store.
  • Can I use a billing address in a state that doesn't have sales tax? Technically, yes, but you should be very careful before doing that! OwnerRez cannot verify where each customer lives, so we must go by the billing info in your account. You could switch that to a non-tax state, but your credit card may no longer work if your bank account is tied to a particular address. The odds are that most states will have sales tax charged before too long, so jumping through hoops to avoid it will likely not be worth it.
  • I use other online apps and services that don't charge tax, so why is OwnerRez? We cannot speak on behalf of other online apps and services, but recent changes in state laws have made it very clear that sales taxes are required based on each state's laws. Sometimes, the requirements are based on the "delivery address" of the customer (which is where you live), and other times, it's based on the service (OwnerRez) employing team members in that state. Even if a state does explicitly not levy a tax on "SaaS apps," we may still have employees in that state, requiring us to collect it. Most reputable online apps and services know this and have recently started charging sales tax. Not doing so creates a significant potential legal and financial burden on the business.
  • What if I live outside of the United States? This change only applies to customers with a billing address within the US and, more specifically, only within US states where we collect sales tax. If you are outside the US, none of this applies to you.
  • What if I've moved? You can change your account billing address by navigating to Billing > Change Credit Card and updating your Billing Address.

Paying Your Invoice

When monthly invoices are generated, we automatically collect payment using the credit card (Visa, MasterCard, Discover, or AMEX) you have on file with OwnerRez. We require all users to keep an up-to-date, valid credit card on file to use the system. If your card expires or is replaced, please update your account billing info so your account remains in good standing with us.

Turn Off Premium Features

Have you decided that an OwnerRez Premium Feature is not for you? That is no problem. You can turn off that Premium Feature.

Users will see all Premium Features they have subscribed to in the Premium Features list. To make changes, click on Change Premium Features.

Turn off the Premium Features you no longer wish to subscribe to by selecting the Disabled radio button. Click on Save Changes.
