You're always able to override what OwnerRez calculates, and refund some other amount. You can manually edit the Charges as you think best.
More detail on my post in hope this conversation may assist someone else…We were not attempting to keep any money. We were trying to refund a guest in full for the amount they paid to us (which was 1/2 of the total rental) subtracting only the Bambora refund transaction fee. Guest agreed to that. Instead we will mail a check to guest for total amount they paid to us and skip the ORez/Bambora online refund process.
I can see lots of mentions of custom reports in the New Feature Request Forum but there isn't one General request.
Everyone's business is unique and we all do things in different ways, although there are lots of reports we don't find any of them actually provide us with the information we are looking for and it seems many other users feel the same way.
I think the only way to give everyone what they need is to create a Custom Report widget that lets each user create their own custom reports with exactly the information they are looking for. Including the ability to display and filter by both custom fields and tags.
Clearly, this would be a huge initiative but it would be so incredibly valuable to all OR users.
In the meantime, the ability to save favourite reports (including your preferred settings) more detailed descriptions of each report (why and when you might want to run it) and videos would be immensely helpful for those getting started.
We need to be able to show the running balance at the end of our monthly Owner Statements. Some months our clients have a negative balance while other months they are positive. We need a way to show this on their statements. Since our business is in Costa Rica but most of our property owners are American or Canadian, they prefer we do not transfer their positive balance to them each month (if there is one) they prefer we keep it to cover the expenses in slow months where they have a negative balance.
The information is already in OR we just need a way to add it to the Owner Statement.
For Property Management only clients (ones that do not rent and just use the property themselves) we also require a way to record Escrow payments (payments made by the owner in advance to cover the cost of future expenses)
Without these two features, we are unable to use the PM module for monthly Owner Statements and have generate them manually.

No, that's actually correct, and what the cancellation policy states.

That is incorrect - you are keeping money paid by the guest, and must pay tax on it. In nearly all jurisdictions, nothing is tax-free.
We are having this problem as well. We use Bambora for processing.

Hmm good thought - at first, I was like, "there IS a feature like that" but then realized I was thinking about being able to mark dates (such as holidays) where people could NOT check-in/out to prevent turns. I don't think there's currently a way to "force" a particular day to be a turn day, but there would be useful indeed!

I was actually thinking about something similar earlier. I'd love some more flexibility with the Gap Night feature:
-Different gap night settings by season (not just the "minimum gap night" option in the seasons but the full Changeover Restrictions settings
-Different gap night settings by day of week
-Different gap night settings by days-in-advance (e.g. restrict 1-night gaps if 15+ days out but allow them within 15 days for last-minute bookings)
Related but worth mentioning here (or maybe in its own feature request), since it sort of relates to changeover rules:
I often need to schedule maintenance or other work (updated photos, fire inspections, etc.) on a specific day (e.g. Tuesday May 10th at 1:30pm).
I could block the night before, but as long as guests depart by checkout time, the night before is available. I could block the night after, but a check-in that evening works fine.
In fact, a checkout that morning and a new check-in that evening would work just fine and allow me to maximize revenue. I just need the daytime that day open, so I can't have a guest book for check-in Sunday and check-out Wednesday.
It would require a little bit of creative programming, but I think it could work using existing channel-supported criteria like check-in/check-out date restrictions, minimum/maximum-length restrictions (e.g. for check-in on Saturday, the maximum length would be 3 nights, thus forcing a checkout Tuesday in time for the worker to come, but allowing a Tuesday evening check-in for a new guest).
The biggest challenge is making the UI usable for non-technical people here. :P
I use clicksend.com to send my sms texts via OR and for bin collection reminders use schedule emails in OR . Works well.

I second this request - especially something like "disallow gap nights unless within X days of check-in date". I just struggled with a VRBO guest who wanted to book a Fri/Sat but couldn't due to the gap night setting b/c my next guest was checking in on Monday. I want the option to allow gap nights for last minute bookings (and the ability for me to define, at the property level, what constitutes "last minute" - could be a week for my smaller properties, or a month for my larger ones).
I just set up a second property, but those AirBNB Additional Rules are still hiding from me. I cant edit them on Airbnb (likely because I am API connected) and I cannot find anywhere in OR where to edit them.
It's a problem because the verbiage makes references to my 1st property, but now these are showing in the Additional Rules on AirBNB for the second property.
The property description currently allows descriptions that are used on AIRBNB and others used on VRBO
Like many hosts I use the API settings to bump the cost up on AIRBNB and VRBO
When I offer a 20% off in my HEADLINE or DESCRIPTION it would be helpful to have a HEADLINE and DESCRIPTION that is only used on the hosted website so I am not offering the same discount there since the prices are different due to lack of the APR setting rate % increase.

I’ve noticed that when refunding (or simply changing) part of someone’s reservation, it seems that OR uses the current market rates for recalculation. In some cases, this could be handy (like when moving to new dates completely or if wanting to inflate slightly on an extension when demand has gone up) but other times it would be ideal to utilize the original booked rate (either actual day rates per day from original booking or a prorated average of all booked dates) for recalculation. Sometimes we will be asked to remove 3 days and the guest is recalculated to pay more than their original booking based on new market rates. In this instance, the guest shouldn’t be penalized for making a change to shorten their reservation unless required by the owner or PM. Does that make sense? So I guess I’m wondering if a third recalculation option might be considered for adding to OR which would simply be a Prorated daily average rate for adding or subtracting dates to a current booking.

I just checked the Airbnb docs and they've recently updated the max headline to 50 chars. I don't think they're fully validating it yet, but I would recommend working with shorter headlines -- they are more eye catching that way anyways.

I created it myself. It's super easy to do in Jotform. Before signing up for OR, I did all my Rental Apreements in Jotform too. I have another Jotform form that I use for service animals.
