See this was added sort of here back in November 17 in the updates: Add cleaning date to stay reports
What does this mean and how do you add them to the calendar?
I would say simplified exactly like the widgets were simplified i.e.
Rent $860.00
Tax $109.65
Refundable Damage Deposit $400.00
Total $1,369.65
Right now I'm getting something like the following:
Charges
Item Description Rate Amount
Rent 7 nights (10/13 - 10/19, departing 10/20) during Early Fall 2018 at Week rate 1,575.00 $1,575.00
Tax Occupancy Taxes 12.75% $200.81
Surcharge Refundable Damage Deposit based on $400.00 per stay 400.00 $400.00
Would love to see the date a booking was made on the Guest overview. The overview would also be a good place to just see, Yes or No, if legals have been archived.
Thanks
Thank you!
Another question about triapdvisor auto responding. is there any way to set up auto responder to reply to 1) guest email directly and 2) via TA dashboard similar to VRBO. Right now it only auto responds to guest private email and I have to log into TA dashboard and respond there to maintain the "response rate". thanks
We don't currently have a way to automatically simplify the quote charge descriptions, but it is on the to do list. You could go and change charges manually and edit the descriptions.
What are you looking for in simplified charges?
How would we get email quotes text to be simplified? For example this is what it says 3 nights (date x - date x) during Winter 2018 at $250 per night
It's on our radar and we should be able to do it at some point, but haven't put it in as of yet.
Hi OwnerRez Team- currently you only offer the All Seasons Travel Plan Policy. Any thoughts or ability to also add to option for the All Seasons Travel Plan with Cancel for Any Reason Policy?
This is what I like of the couple of platforms I've tried out.
The one I use, as I mentioned above, is called Outswitch. Some of this may already be available in Ownerrez, this is a copy and paste I posted in another forum not too long ago.
Its most robust feature in my opinion is a group pricing matrix that looks at your occupancy % vs. immediacy of vacancies and adjusts your pricing based on that.
It differs from the more popular pricing platforms in that it doesn't automatically track local events and holidays. You have to enter them into Outswitch's seasonal pricing yourself and I'll admit it's a bit of a chore, especially needing to remember to copy it over from year to year if you happen to have your availability set further than 6 months out.
The software allows you to set Length of Stay requirements that change within date targets and is intelligent enough to alter the length of stay per listing to fill in gaps. I have mine set to a 4 night minimum from 90+ days out, 3 nights within 60 days, 2 within 30 and no minimum stay within 14 days of a vacancy.
You can furthermore set specific percentage drops or increases for calendar months to automate a discount for your slow seasons or a premium for your high seasons, day-to-day pricing rules for days of the week, and a last minute rule for a change to your base price % within 0 to a number of days you specify.
It has nice reporting tools that I don't take enough advantage of and developers that are readily available to help. I asked for the ability to export a custom report to xls and the next day the feature was added, for instance.
The most amazing thing about it to me is their pricing is a flat fee which sets it worlds apart from the the next automation software I'll talk about and starts at $11/listing with breakpoints at certain stages. I'm currently paying $90/mo. for 10 listings. If you're out to take their lunch I'll feel kind of bad, they seem like nice guys.
BeyondPricing is very elegant but I don't believe in percentage based pricing platforms. They're not absorbing any of my risk so I'm unwilling to give them any of my profits. It tracks holidays, which isn't too hard but it also tracks events in my area to adjust pricing. It's a lot more hands-off than Outswitch and just kind of works out of the box.
What i like is that it looks at comparable properties. But most importantly, it can bump up price based on upcoming local event that is expected to increase demand. I do not always know all the events but it does. Like they have several car shows om Pigeon Forge a year. I may not even know when if i had to orice those events manually. Overall it seems i was able to rent at higher per night price on Airbnb especially.
What particular parts of dynamic pricing do you like? Is it automatically calcing based on time of year, looking at other properties in the area, or what?
I want ONE dynamic pricing software I can use across all major platforms without pass through a channel manager. Wheelhouse covers most except for Homeaway/ VRBO.
with only 2 (soon 3) properties I just do not see how adding another layer (i.e channel management) would be beneficial to me. Right now I am using beyondPricing with VRBO but I do not find it to be "all that". I like Wheelhouse better but as mentioned it no longer integrates with VRBO.
all that said seems that soon all these tools will be a moot point as it applies to major booking sites as the share of those bookings is dropping
Yep, we actually do support that now on signing links. Any field on the contact page of the quote checkout is also required when e-signing a document, including booking custom fields flagged for checkout: https://www.ownerrez.com/support/articles/capture-additional-fields-on-checkout-quote-acceptance -- we sort of stealth added that a month or two ago and haven't fully announced it.
We don't have a dedicated guest list field, but you can either do a rich text custom field with a description that asks for name and age of each guest one per line, or you can add multiple fields, one for each name.
It would be nice if there were fields that are required to be filled out when e-signing a document. Such as... name and ages of all guests, breed (and name) of dog(s), etc.
Well, I hadn't considered starting at the inquiry level in OR. I was just saving myself a step. Good to know - thank you.
Yep, that's a good idea and we're in the middle of reworking some of those areas. Right now only bookings and inquiries have listing site, not quotes. If you want a listing site on a quote, you could create an inquiry first, set the listing site, then create a quote from it -- that way the inquiry would flow through to the booking eventually.
I had a guest who inquired through my website for September dates who included a note asking me to give her a quote for a few days in April. Since I created the quote in OR without an inquiry from her, no listing site was attached. I understand that, of course. However, triggered emails won't run for her April booking unless I manually go into her info after the fact and choose a listing site. Maybe during the create a quote process there could be the option of choosing a listing site to attach? I could make up a custom listing site name that would fit the circumstances.
Sam,
I don't know if you've tried to reach out but it appears Anton has left outswitch. Please reach out to their engineering lead, Ahmad:
ahmad@outswitch.com
Not yet. Still in the hopper, but we're focusing on some channel integrations right now (booking.com, airbnb, ta, etc.) that have to get done first.
So any update on coupon codes? TIA
That's a great idea! We've got it on the planning board to add support for the same booking criteria available on surcharges to be available on triggers as well, which should handle that and more. I don't have an ETA for that yet.
I've gotten used to sending a message about neighborhood respect and keeping it down for party sizes over 5 at my properties. Would you be able to make party size a criteria for a trigger to send a specific booking confirmation for large groups with that language?
no, looks like zapier does not have that one.
I do not know about zapier, will have to look
Good ideas! Do you know if any of those are integrated with https://zapier.com/? We don't have direct OwnerRez zaps, but I believe you can connect to an iCal or Google Calendar.
Text templates and triggers are on our to-do list for sure!
1. Honeywell 9000 series WIFI thermostat integration ( to raise/lower temp or to switch of based ob booked schedule)
2. Brief text messages that can be scheduled upon booking acceptance, text door code, message after check in time, and prior to check out (reminders).
3. (dreaming here) MyEvolutionConnex bryant/Carrier wifi thermostat integration

Sounds like outswitch does not work with homeaway?@Pedro -- thanks for the tip on Outswitch. We'll take a look. Young and hungry are typically the best partners ;-)
