Two requests that hopefully are already going to be a part of the housekeeping module... :-)

- SMS notifications in addition to or instead of email notifications so that when a booking takes place, the housekeeper is automatically notified

- a preparation time feature that a major hosting platform has. It enables you to build an automatic feature in your calendar so that before and/or after every booking date you can set X hours or days that blocks your calendar so that the cleaning can be completed. I typically set for one day before and after a booking so that my housekeeper has sufficient time to clean the house properly.

Thanks!

Thanks for the suggestion, Tufan. Notes is an area we want to improve, and there are many things we'd like to do.

It's mostly by adding links. If you scroll to the footer area, you'll see that there are FB and Instagram links there which show on every page. You can add FB badges/like buttons as well. But it's a drop-in type thing, not a direct integration.

There is a way to embed our widget directly in Facebook as a tab for Book Now and Availability tabs (right on your FB page) but it requires 2k follows. More on that here:

I would like to suggest that when we put something to the notes section of a booking, that booking in the ribbon view has an indication that there is something entered on the notes. This could be a different type of cleaning request, or something about this guest, or a need to schedule payment ahead of time etc, in the notes. Which makes it easy to spot when looking at the ribbon calendar.
To be able to see that from the ribbon calendar helps with reminding the important note about the booking. It could be implemented by slightly changing the color, or highlighting the borders or a sign at the beginning of the text, or using a different script text etc. I see it very helpul. In my case, I am testing a new integration with a listing site, and I manually changed to accept only 25% of the booking, after the booking I went in and changed to accept 100% from the new guests. Now I need to remember to confirm that 75% will automatically be collected at the right time, so I put that in the notes, but to truly remember I need a visual in the ribbon view, so I can remember to look at the notes and take action.

We've been told point blank by TripAdvisor and VRBO dev teams that this is no longer the case. VRBO used to have a metric for when the calendar was updated (and even a button for "calendar is updated now" that would reset it) but they stopped doing that. With API integration, it would probably not work because we could push a fake "update" every day to the channel that something changed. Nothing beats high reviews and good rates relative to time (dropped for last minute, etc). But I agree with you that some markets are crazy big and competitive. I'd hate to face the type of competition that Kissimmee has.

I don't know if works. Only way may be free trial of a competitor?

Is there a way for you to test the idea?

I am not live yet, so cannot tell. I am wondering if the pricing updates of priceLabs might do something like that...

I read elsewhere of owners who update their profiles frequently by hand to achieve this.

I've seen people advertising that feature, but does it actually work or does it just sound good? If it really did work it'd be trivially simple for channels to detect that kind of update spam and drop the ranking... that's why I'm not so convinced on it.

I won't say who, but they send out a signal to the OTA for each property, that auto updates the last time the profile was updated. It makes it look like you changed it and it supposedly pushes your listing up in the rankings as being more active. They claim they do it every 15 minutes, but even daily seems to have value. If you're interested in who and how, you can contact me.

There's no way to do the auto generate for multiple locks yet, but that's moved up the priority list a lot. We're going to start on the multi lock feature next month (as well as a couple of other additions like Kaba) and it should be out by sometime in May.

Chris,
Any thoughts on a workaround for multiple property locks? I set up custom fields so that my automated emails can send the codes, but I am looking for a way to generate the codes instead of having to do it one by one and then copy them to the custom fields.

Is there a standard one that works for all of Austrialia except for a couple of extra days? Or is it really every different state/territory by itself? Trying to think of the best way to do this without being confusing.

Thanks Chris. Yes, it's true that the States/Territories can vary.
I should have said New South Wales, Australia, as that's the one I'm after.
Please see here for 2019: https://publicholidays.com.au/new-south-wales/2019-dates/
... and 2010: https://publicholidays.com.au/new-south-wales/2020-dates/
I have already added custom holidays for 2019 but it would be great to have it pre-loaded for 2020 if possible. Thank you.

Is there a standard Australian public holiday list you can point me to? I was under the impression that each state/territory had their own slightly different holiday setup.

You can always add custom holidays too and enter any additional holidays you want there.

Yep, we could warehouse some of it, but it could still get cluttery on the UI side. We're designing a dashboard area with reports like that -- I think that would be a great landing page to come in and see the stats as you get to work.

I just generated a quote through OR for Spring Break after a request through FB. I created the quote both in OR and VRBO so I could provide the savings in the email to the potential guest. (And peace of mind that I had my rates the same in OR as VRBO.) It confirmed the day rates being the same and I was able to confirm for these guests that they would save over $300 by booking direct. They booked within 30 min of getting the quote.

Hi,
I'd be most appreciative if Australian public holidays could be added as an option to the Holiday Lists. Your Holiday LIsts are a great idea and will save so much time!!

Just have a cron job that runs nightly and assembles a simple report for each property for the current month. Would be fine to ignore changes from the current day. Then the hover bubble should just fetch and display. That can't be too costly I'd imagine.

As a hardware guy I say this is just smop (simple matter of programming) ;-)

That's an interesting idea! Not sure if it would work in the ribbon -- that could take some number crunching and we want to keep the ribbon faaaaast. :-D

We do have a compare with previous in the reports section -- look at the booking summary report for example and tick the "compare with previous" box. You can pick a year to compare with, and also an as of date if you want to see how you're doing this year compared with last year as of today (or the first of the month or whatever).

I find myself looking at the ribbon and wondering for a given month how many nights were booked in past years.

Not sure how this might be implemented:

A) A report could obviously show it, but takes mouse clicks and discipline to look at it
B) (preferred) Add a mouse hover bubble to the ribbon, so that hovering over the property shows historical info by year

example when hovering over a property name in the ribbon

......................YEAR............Nights:....Rented....Vacant......TotalRent
.....(on track)...2019.............................. 7..............2 ............$2,123
.......................2018...............................23............7............ $4,555
.......................2017...............................27............3 ............$4,333
...................... 2016...............................15..........15.............$1,955

Seems to me this would add a gamification element to OR.... we're all trying to get more rented days each month, and knowing how we're doing compared to past years could help with deciding whether to increase advertising, or lower rates, etc.

vrbo has dynamic fee so basically the fee can change at any time

Well, there are a couple of ways to do it as I see it... one would be more dynamic and involve "scraping" or "pulling" an actual quote from AirBnB or VRBO. Not sure how that would work from your end but I have seen other sites do it. Presumably we would have to enter our VRBO and AirBnB listing #'s in our owner accounts and then using that number you could generate a quote from those sites using the dates/guests provided? Again, not sure how that would work on the back end.

Trying to use a set % or fee amount and just tack that on can be tough.
AirBnB currently seems to hit my guests with 12.9% in fees plus I mark my rates up 3% to cover CC fees. So that could work
BUT... VRBO tends to have no rhyme or reason to their fees so that makes it a little harder outside of my peak season when guests always hit their $499 max fee.

Here's one site that is doing it...You can see as the page loads that they are dynamically getting the prices on the fly.

The Book Now/Inquiry widget already shows a quote in real time, so this would be basically be some kind of dynamic discount showing like:

"Money saved by booking direct: $35.18"

Which would be based on the average 3-5% guest service fee? Or a general % you provide?

It is a good idea.

For sure. The forum needs some love. In the meantime, you can use the search box on the Support page and it will return results from the forum and blog as well as support docs. I'm talking about the big search box on the top of this page:
