Discounts: Airbnb vs. Beyond Pricing

I currently use Beyond Pricing > OwnerRez > Airbnb

Right now I'm using Beyond Pricing to set discounts for:

  • Duration of Stay (ex: 10% discount for 7+ days)
  • Last Minute Bookings (ex: 20% off if reservation starts tomorrow)

So BP does all the math and pushes these discounts through in the form of a final rate. However, Airbnb also allows me to set discounts, and I'm wondering if I should manage my discounts within Airbnb instead? That way, Airbnb can acknowledge there is a specific % off promotion and hopefully provide a bump in visibility, rather than just seeing a lower price without any discounts.

Would love to hear your thoughts on this! I've searched and searched but don't really see people talking about this...

I’m trying to work out the same thing. As well as trying to get a strike through on my discount.

As far as I can work out, if you have an API connection you cannot put your discounts in Airbnb. You have to use OR. If you try to OR just overwrites them.

I’m  going round in circles.

Yes, that is generally correct that discounts should be put in OwnerRez.  But, it is still possible to produce the strikethroughs in Airbnb:

Hi;  I'm new to Beyond Pricing.  How do you set up 

  • Duration of Stay (ex: 10% discount for 7+ days) in BP?

Also, can I set up in BP a seasonal discount?  Thanks for any feedback.

Normally, you wouldn't want to set up a Length-of-Stay discount in Beyond Pricing - you'd do that in OwnerRez:

Is it possible to set up a length of stay PREMIUM on OwnerRez?  Going through the steps for applying a discount, it doesn't look like there's any option to make it a premium vs. a discount.  I want to set up a premium for one-night bookings, for example.

In OwnerRez, discounts are used to decrease the amount of the stay.  If you want to increase the rate that would instead be a Surcharge.
Surcharge settings can be accessed in your account here:  https://app.ownerrez.com/settings/surcharges

You can in most cases accomplish what you mention.  

To do this you would create a surcharge with Booking Fields set to Number of Nights is Equal to 1.

The reason I say in most cases, is because Airbnb does not honor criteria such as number of nights in a surcharge.  You can read more about the caveats with Airbnb Surcharges settings here:  https://www.ownerrez.com/support/articles/channel-management-api-integrations-airbnb-rules-settings

Thank you for the detailed response Steven!  Unfortunately most of my bookings are through AirBNB so it only has a limited application for me.  Hoping that PriceLabs and OR can integrate PriceLabs' Length of Stay feature soon!
