Hello! I'm a relatively new user and just noticed that a feature I previously used in PriceLabs is no longer available and it looks like it is related to OR.
I'd like to be able to set it so that my minimum length of stay is 1 night, but for one night stays, my price is double what it would normally be. Is this possible in OR?
This would be massive imo. I heard from Airbnb rep team that allowing lower number of minimum nights regardless of price really boosts you in the algorithm.
I spoke with Pricelabs and they say the issue is on the OR side, but who knows how legit that is…
are there any known workarounds?
I checked with PriceLabs, who mentioned that they do not send LOS (length of stay) pricing to OwnerRez; however PriceLabs does offer a orphan premium option you might use to add on a 1 night stay. They also said that they now have several orphan options, not just one, could that be where the confusion is arising?

That makes sense for orphan pricing, but we need a way to increase prices for all lengths of stays. It sounds like this works smoothly with other PMS, but not working with OR for some reason. If there is any more information I can provide or anyone I can talk to to keep the ball rolling please let me know.

I'm trying to do similar. drop my 3 night minimum to 2 nights on Air and My own site (going to leave it at 3 nights on Booking.com as i can't work out how to do this)
So far I'm thinking of adding a 50% Surcharge on 2 night stays on Air and My site.

I don’t think we can add a surcharge to length of stays. Also abb will not allow for short LOS discounts to be more than longer LOS discounts. Worth a try. Maybe just remove discount for 2 nights stays.
Adding our support for this feature - PriceLabs has the ability to push this but OR has to be able to accept it. Sounds like it might be complicated but would love if this were available!

I recently removed my cleaning fee to simplify the detailed charges the guest sees and potentially improve w/ the algorithm. While I can generally absorb the cleaning cost, it becomes challenging for 1- or 2-night bookings. Following a suggestion from this forum, I added a "Management Fee" as a surcharge in OwnerRez. I set it at $175 to cover my cleaner's cost. This fee is a fixed charge that guests don’t see; it’s hidden in the rate. For example, if my nightly rate is $100, a 1-night rental totals $275, and a 2-night rental totals $375. Slightly different than what you're referencing but might be worth looking into.
This is really interesting. Did you notice any boosts in booking? Are you still continuing with this strategy?
We have been performing well, but it's difficult to determine how much of that success is due to the elimination of the cleaning fee.
I plan to continue with this strategy, as I see no reason to change it. At the very least, guests may appreciate not seeing a cleaning fee, even if it doesn't impact the algorithm.
Additionally, I offer mid-stay cleaning for an extra fee. Since I don't list a cleaning fee on Airbnb, I can adjust my offerings to guests without having it compared to a published cleaning fee.
I have two adjacent properties that are very similar. Summer 2023 I made one property have a cleaning fee that is rolled into rent (mgmt fee) & the other property show the cleaning fee. I have noticed no substantive difference between the two.
Airbnb is already, often, rolling the cleaning fee into rent so that might be part of it.
Ownerrez!!! Please allow this feature.....pricelabs told me they can do it but you haven't allowed the feature yet.........Please update it so we can add % premiums for shorter bookings! Thank you
