Recommend a CRM for tracking Prospective Property Management Clients?

The OwnerRez PM Module does a great job of tracking relationships with existing property management clients. But I am looking for a tool that can manage the marketing activity of 'wooing' homeowners to bring new PM clients in. A web tool that tracks communication activity, tasks, reminders, and ultimately onboarding.

As a new/emerging Property manager, I am tracking 622 prospective homeowner clients in an Excel spreadsheet. This is proving inefficient. I need the ability to add a different note for each interaction, schedule follow-ups, and (later) send email newsletters.

Might other successful STR Property Managers be willing to share what they use for tracking the marketing to prospective property owners? I hope to find something that can import from Excel, track activity notes, integrates with Gmail, and will allow many custom fields, such as:

  • HOA
  • Current Rental?
  • Property Name
  • Google Map
  • Year Built
  • Bedrooms
  • Bathrooms
  • Home Size (SF)
  • Lot Size (SF)
  • Dog Friendly?
  • Hot Tub?
  • View?
  • Web Listing
  • Current Management

Would very much like to see this added to OR. I know other competing products have this (Streamline for one). We are not at the point that it would be enough to switch but as we grow it might become a necessity.

 

What I'd much rather like to see is having the ability for OR to create custom lists that can be attached to a property (or prospective property) and owners (prospects). It's obvious there is underlying capability as we already have custom fields so would love to see OwnerRez build on this for enhanced functionality. It would very much give every PM tons of flexibility to create custom basic lists (basic apps) to fill custom needs of their business. Would also really set you apart from your competition. . 

OR - any comments? Worth a feature request if it doesn't exist?

@Katie Yes, I think you should open a new feature request, ideally with clear examples of what you're wanting, since I'm not sure I understand it.  As you noted, we do support custom fields on properties, so what exactly are you wanting in addition?  Please don't answer me in this thread, as it's originally about something else - create a new feature request.  I'll see it.  :-)

I know this post is older, but if you are still looking I have been using a tool for my real estate clients that does a pretty good job of this.  It's called Streak and I use their free version, but they have higher levels with more functions... It is tightly integrated with Gmail so it's works really well for us... I'd check it out as it's designed to do exactly what I think you are looking to do.  If you have specific questions, I'd be happy to help.
